Rules & Guidelines 2024
Disclaimers
* These rules are subject to change as needed. They are designed to make our campground a safe, peaceful, fun, and family-oriented place for our clients to spend their summers, as well as protect property in the winter.
* We are a privately owned campground, and we therefore have the right to remove violators of these rules at any time. For breaking of minor rules, we will typically give a written warning, and follow a “3 Strikes and You’re Out” policy. For breaking of major rules, you will be at risk of immediate eviction.
* If any person or animal is considered a danger to the health, safety, or welfare of people or property, they will be immediately removed from the park.
* If you have visitors, it is your responsibility to make sure they’re also aware of the rules of the park. You assume all responsibility for your visitors.
Guidelines for Site Usage & Sales
- The fall deposit is due by September 30, and counts toward your lot rent for the following year. The fall deposit is half the amount of your total lot rent. This holds your spot for the following year. If the fall deposit is not paid by October 31 (with late fees of $10/week), your site will automatically be rented out to someone on our waiting list, and we will require all your belongings to be removed by November 15.
- The spring deposit is due by April 1 of the current campground season, and will be the remaining amount of your lot rent due, so that your lot rent is paid in full prior to the start of campground season. If this second half lot rent has not been paid by April 15 (with late fees of $10/week), you will be required to remove your buildings before May 1, and we will be renting your site out to someone on our waiting list and reimbursing your fall deposit (this would be a pro-rated amount if your belongings are not cleared from the lot by May 1, which would prevent new renters from moving in at the beginning of season).
- Season begins on May 1 at 1 p.m., and ends on Sept 30 at 9 p.m. each year. We may allow entrance for set-up/clean-up/winterizing for a designated amount of time slightly prior to/following these dates, but this is dependent on the year. It is your responsibility to get your lot winterized on time. Entrance to the campground during off-season is by advance appointment only. If an appointment is not made and approved, you will not be allowed entrance. You may keep your belongings here for storage during off-season, as long as you are up-to-date on payments. If no fall deposit is made, you forfeit your site and will not be allowed off-season storage.
- Selling your unit on-site requires approval from management. We must approve both the unit/outbuildings AND the new buyers. You cannot list on-site sales without our knowledge, or you could be subject to eviction. You cannot sell to new buyers without us speaking with and approving the new buyers, or they will be subject to eviction. A checklist and contract must be filled out by the seller prior to any sales being finalized. If the seller fails to comply, we will not allow their belongings to be sold on the premises.
- RVs over 15 years of age and park models over 30 years of age will be required to be removed upon the current owners leaving the campground; they cannot be re-sold on the premises. This allows our campground to stay updated with more efficient units.
- You cannot sub-lease or rent out your RV or park model while it is on our campground.
- There is a 5% fee for units and outbuildings/decks being sold on the campground. This is due to sellers basing the value of their units off of the campground location and property, and is a common practice among most seasonal campgrounds. Your sale CANNOT go through until this fee is paid. The money goes back into the park for needed improvements.
- You can only sell on-site if your sale includes a unit. The selling of only docks/decks/sheds to obtain a lot location is no longer allowed.
- Seasonal RVs and park models must be titled to the lessee on our contract. It is also your responsibility to have your unit insured, and to provide us a copy of your insurance policy at registration at the beginning of each year.
- You must complete registration forms and sign a yearly contract with us on your FIRST stop to the campground each year. Failure to complete this by May 15 could result in your eviction. Contact us if you need special arrangements to complete paperwork (we can e-mail or mail the forms, if needed). This deadline will be enforced.
- To be considered a seasonal camper, you must be immediate family to the seasonal camper registered with the site. Immediate family includes the parents, grandparents, children, grandchildren, great-grandparents, and great-grandchildren of the person who owns the site. Anyone who falls outside of this category must pay visitor fees. If visitor fees aren't paid, we will add them to your monthly tab. If failure to register visitors becomes a common occurrence, you will be given warnings and possibly be at risk for eviction.
Lot Structure Guidelines
*Existing structures belonging to campers from the 2017 season and prior have been “grandfathered” into our updated policies. This will remain in effect until the time those original campers decide to leave the campground. The following rules apply to all future campsites and new buyers as of the 2018 season and forward.
1) Construction of any type requires a building permit from Clay County, as well as approval from Lee Lake Campground Management.
2) Seasonal sites can have up to 300 total square feet of deck space attached.
3) No bunk houses are allowed.
4) Seasonal sites can have one storage shed only (8’x10’ in size, maximum), and it must be pre-approved by Lee Lake Campground Management.
5) There is no digging, planting, or laying of dirt/rock without management approval. The seasonal lessee and/or person responsible for damage to utility or other park assets will pay for the repair and/or replacement.
6) Upkeep of the site you are assigned is the renter’s responsibility. You will be charged an additional fee of $15/hour each time we must cut your grass or clean up your lot (push mowers will be available at no charge for guests to maintain their sites).
7) New RVs and park models being brought in to the campground must be 15 years old or newer.
8) All Liability and Damage Insurance for your RV/park model, deck, shed, and all other personal assets are the renter’s responsibility. We need a copy of your insurance policy at the start of season (registration) each year.
9) All landscaping to your lot must be pre-approved by management.
10) Do not alter the shoreline in any way. This is illegal, per the state of MN. Please speak with us if you are questioning whether something is allowed involving the shoreline.
Remember that you are renting your lot on a yearly basis; you do not own the land your structures sit on. The shoreline is not rented by any campers, and must be shared for access with other campers.
General Campground Rules
- Quiet Time Period will be from 11pm – 8am (no loud music, yelling, excessive noise allowed during this time). Failure to follow these time periods will subject you to warnings. Please respect your neighbors and their sites.
- Lessees are responsible for the electrical fee at their campsite. This will be collected on the first day of each month during the camping season. You may check into the lodge to pay fees incurred the previous month. The rate is currently $.16/kilowatt.
- Pets are allowed at your campsite; the number of pets is based on campers’ discretion. Dogs must be leashed at all times when outdoors, and you are responsible to clean up after your pets (all feces MUST be cleaned up by owner) and to keep them quiet. Complaints from neighbors or not cleaning up after pets will result in warnings. If this happens often, we may not allow your pet(s) to return. If you can’t control and clean up after your pets, please leave them at home.
- Golf cart use will be allowed from 8am – 11pm (with the exception of golf cart movie nights, at which time they may be kept out until after the movie). They will be treated as a motor vehicle in our park. You must have snowmobile/ATV training or be age 13 or older to drive one. This is within reason; if someone not possessing a driver’s license drives irresponsibly, this privilege will be taken away. It is up to parents to teach their children golf cart safety. Golf carts must be kept in good, quiet, working condition, and liability insurance is your responsibility. They are for the transportation of guests within the park, and if used as a race toy, they will no longer be allowed for use by violators. A speed limit of 10 miles per hour will be strictly enforced within the camping areas. Please keep golf carts on the roadways only. Do not fit any more passengers on the cart than what the vehicle allows for. These rules are necessary for the safety of both pedestrians and drivers.
- We do not allow ATV riding within the park (3 or 4 wheelers, side by sides, etc.), with the exception of Lee Lake Campground employees for maintenance, people driving them directly out of the park, or for short-lived work purposes.
- Motorcycles are allowed as transportation to and from Lee Lake Campground, but no joy riding within the park.
- Extra vehicles, trailers, and other large items may not be left within Lee Lake Campground (outside of your site) or stored without permission. Storage within one of our buildings is available for a fee. Storage tags will be provided to identify owner. Property left without permission may be removed/towed from the campground at the property owner’s cost. Unmarked property will also be removed.
- Swimming is at your own risk, in the pool and in Lee Lake. We are not responsible for injuries that may occur, or lake-related illness. We do not provide a lifeguard. Pool rules will be posted, and enforced for the safety of yourself, family, friends, and other guests. Pool hours will be from 10 a.m. to sunset.
- All docks and boats are private; you should not be on anyone else’s without permission.
- Please help keep our park clean! Use waste bins/dumpsters available for your garbage, and do not keep scrap items, old pieces of docks, or broken-down vehicles at your campsite or around the campground. Regular household garbage only is allowed in our dumpsters. NO dumping of large household items or other scraps/garbage is allowed on the premises; you must dispose of this elsewhere. If you need help getting rid of old appliances or other large waste items, please let us know! Fish guts must be placed in sealed plastic bags before going into the dumpster. No dumping of hot ashes is permitted anywhere. These must always be doused with water before being disposed of, and cooled ashes can only be disposed of in the community fire pit, not the dumpster. Cigarettes must only be disposed of in ash trays; NEVER throw them out in roadways, green areas, woods, dumpsters, or the community fire pit. Fires in the community fire pit are to be started by management, only, at pre-designated times. If you are found responsible for starting a fire in a non-designated area, you will be immediately evicted.
- Fireworks that are not MN legal are banned within the campground, with the exception of Management Displays if provided. This is to prevent injury and inconvenience to others, and to comply with MN state law. Any fireworks you do bring in cannot be set off within the vicinity of any lots; this may be done only in the designated area. See us if you have questions.
- Visitors (unregistered campers) must pay a fee and register at the office upon entering the campground (this also covers pool fee). Campers are responsible for making sure this occurs, or they will be billed the guest fee. If you would like to pay the guest fee for your guests, please let us know ahead of time, but ALL visitors must check in at the office, regardless. Repeated failure to do so will result in warnings. Parking areas are available for visitors’ vehicles in the case of overflow (no room for parking at your site). Please have visitors park here if they are at risk of blocking roadways. A registrar and payment slot will be posted outside of the lodge in the event of visitors arriving outside of lodge hours. Parking passes will be distributed. This will be strictly enforced!
- Turn off unnecessary electronics/lights on hot days where air conditioning units are running constantly, in order to prevent brown-outs.
- Fire rings are located at each site; safety and liability of these are the responsibility of the lot renter. If you would like your fire ring removed or relocated, please notify management.
- Cases of domestic abuse, possession or consumption of illegal drugs, starting non-permitted fires, or any other dangerous/illegal behaviors by you or any others associated with your site will result in immediate eviction from the campground, without warning.
- If you encounter a wild animal that is a nuisance, please inform management. Do NOT attempt to kill or remove the animal yourself. Guns, archery weapons, and shooting are not allowed on the premises, period. Traps for rodents are allowed, but any other issues with animals need to be addressed with management.
- Lodge hours will be on an as-needed basis on Tuesday-Thursday, 12 p.m.- 7 p.m. on Friday, 7:30 a.m.- 7 p.m. on Saturday, and 7:30 a.m. - 4 p.m. on Sunday during the summer. Spring and Fall Hours will vary. These hours will also be posted outside the lodge. Our contact information will be listed on the lodge doors if you are in need of something outside of these hours.
- If you encounter someone who is lost, always send them to the lodge for assistance, and never to our home. They can contact us via our information listed there if it is unstaffed.
- Please respect our privacy and family time by not coming to our home for non-emergency situations. If it’s not an emergency, it can likely wait for lodge hours; otherwise, call or message us. If it is an emergency, please try calling first before coming to our home. We have children and pets that play in our driveway, and extra traffic is an extra hazard to them.
- Children under the age of 10 are not allowed to roam the campground without being supervised by an older teen or adult. This is to ensure safety of all children in the campground, especially with the traffic and water risks.
- Any minors must be at their campsite by 11 p.m. if they are not with a supervising adult.
- No weapons of any kind are allowed on the premises.
- No horseplay in pool area or shower houses.
- Please make sure children respect all campground and playground equipment, and be mindful of other people while playing at the playground or riding bikes. Parents/guardians assume all responsibility for their children.
